§ 94-1. Definitions.

  • The following words, terms and phrases, when used in this chapter, shall have the meanings ascribed to them in this section, except where the context clearly indicates a different meaning:

    Building envelope means the portion of a lot lying within and enclosed by the building setback lines on which a principal building may be erected.

    Building line and building setback line mean a line on a plat between which line and street or private place no buildings or structures may be erected. Also, the line forming the inner boundary of a required side yard or required rear yard of a lot, between which line and the outer boundary line of the lot erection of buildings or structures is restricted or prohibited.

    Metes and bounds means the method used to describe a tract of urban land intended to be used for dwelling or other purposes, so that it can be recorded in the county recorder's office, as contrasted with the description of a part of a properly approved and recorded subdivision plat by the lot and block number.

    Plat means a map, drawing or chart on which the subdivider's plan of the subdivision is presented and which he submits for approval and intends in final form to record.

    Small subdivision means a lot, tract or parcel of land, under single ownership and not part of a larger tract, with an area sufficient for not more than three building sites under the applicable zoning requirements, which is subdivided into separate lots pursuant to the provisions of article III of this chapter. It also includes resubdivision of land or lots.

    Subdivision means the division of a parcel of land into two or more lots, or other divisions of land; it includes resubdivision and, when appropriate to the context, relates to the process of subdividing or to the land or territory subdivided.
